Will a grant deed work for this situation?

My father is in a rest-home, and on medical. His house is in his name and my mother's (mom died in '84). My older sister has been living in the house for 40 straight years. We would like to get the house out of dad's name and in to my sister's name. Can we use a Grant Deed for this? And if so, where do I get a Grant Deed?

There may be a couple of more steps to the transfer (possibly a spousal property petition to transfer into your father's name alone) but it is a relatively simple process and we specialize in this area so I think we can help and the cost should be minimal.

For our clients, we create the Grant Deed, (or whatever type is most appropriate) so I do not know where one is available online, sorry.
