13 days left before I lose my property

i have a promissary note on a piece of land

for 86000,00. I paid 70000.00 cash on top of that. I was 2 years behind in my taxes. The women who held the note paid my taxes( no notice to me) and then demanded the money. I was in the process of trying to get the taxes reduced when she did this. She sold me the property for 157,000.00 2 years ago and its worth less then the note she holds. Taxes were based on the 157,000.00. Now they are putting the property up for auction by the 28th of this month unless I pay her the 6000.00 plus costs. What can I do to stop from losing my lifes savings?

If she is the second mortgage holder, then she cannot collect on a deficiency judgment. I do not know if this is the situation. Contact me directly.
