I have a house in joint tenant with a friend . With right Of survival. Both names on the title as joint tenant.

My friend is dying of cancer. My question is after the death how I can get a copy of the death certificate to transfer the tittle on my name if that person is just a friend not spouse. Do I have a right to ask for her Death certificate?

Yes, you should be able to order a certified copy of the death certificate from the County. You then attach that to a Certificate of Death of Joint Tenant and record it with the county recorder's office. That will effect a change of record title to you as sole owner.

I'm not so sure you would be able to get a certified copy of the death certificate. You may have to ask a family member to get one for you. Otherwise, the county may only give you an informational copy.
