Legal Question in Wills and Trusts in California

What a Mess
My husband died leaving me a bar and ranch. I put the ranch in my daughters 15yrs at the time now 18yrs name because i didn't want debtors to come after it. She has since become mentally ill and living with a crazy 45yr old man. the debtors are going after the property anyway and i'nm about to loose it ($345,000 for a $20,000debt that I really don't owe)I want to get a loan to pay this debt but I can't without her signature. If i do that the nut she lives with finds out...sahe is not mentally compentant. Shee is bipolar and doesn't take her meds...What can I do?

you will need to file a petition for conservatorship of the person and estate of your daughter.
