My landlord...
My landlord is trying to evict us for several reasons. She never gave us a chance to fix the supposed problems and she isn't going through the court. now the water heater is broken and she isn't doing anything about it. I have gone without hot water for over two weeks. what can i do

You may have a basis to claim that this failure to maintain the apartment amounted to a "constructive eviction" to allow you to leave the apartment and to deem the lease terminated and to request damages.
