Legal Question in Landlord & Tenant Law in Colorado

Hi I'm paying a loan my parents got a loan from the bank to buy a fixer upper home here in Colorado my cousin and I had a verbal agreement with my parents we discussed him as long as he keeps up to date with payments of half of everything and helps around the house everyday chores painting walls hanging new Sheetrock that I payed he just had to help me with home labor and chores I'll offer him a room 300 a month with a monthly house payment and all utilities all together is $600.00 a month hes been here since October tenth he doesn't hold up his side of our verbal deal no written contracts. He isn't helping care for the house and he didn't help me pay utilities this month and my room is attached to the back door I asked him for the key and he tells me no and refuses to give me the key and continues to bring his friends through my bedroom a few times a week and I'm afraid my things will go missing he's immature and he's being a problem mentally I can't take anymore laziness can I tell him to pack his things and get out or do I have to evict him? He's causing nothing but problems has not respect for me my boundaries or my personal area in my garden shed where my father is keeping his expensive tools I locked the door handle on the shed and he kept forcing the door open popping the door latch over it's hole it locks into over and over making a mess in the shed I've told him repeatedly to stay out that's my father's area till all remodeling is complete so his tools don't go missing. He states how it's his house to and I put a padlock on the door and he has said he will rip the lock off or smash it off. He hasn't yet but I'm at my whits ends my parents tell me your paying the loan so therefore it's basically my house and I'm about to tell him to get out of my house he's lazy and inconsiderate if he wasn't family I wouldn't have even given him the time of day yet he can't understand that or respect the boundaries I set saying he has just as much say as me. What do I do????

You need to give him notice that you are terminating his tenancy, at least 7 days notice. Then, if he doesn't move, you will need to proceed to evict him.
