Legal Question in Landlord & Tenant Law in Colorado

I was put in a situation by my previous roommates where I had to find a new place to live in under a month. I found a place where there was one guy moving out and one guy staying. The guy staying had me fill out an application, send in my proof of employment/pay stubs, pay 500 for rent (The old roommate is paying for the last month's utilities), and no deposit. When we met to discuss me moving in, he had the air on and said he was in the middle of cleaning. However the place is still filthy and he never wants the air on. Also, he asked me not to turn on any lights except for my room at night because they bother him (he won't shut his door because it gets too hot) and because of the 'electric bill'. I cannot stand it here. I am miserable, feel like i can't leave my room and refuse to live in his conditions. I haven't signed a lease (because the office still hasn't approved my application, nor are they getting back to me, nor have they given me a lease to sign) but I paid 500 for August to my roommate who gave it to the office (I'm assuming).

How can I move out of this place without any legal ramifications or monetary loss? (I don't want my 500 back, I just want to be able to leave at the end of august)

If you don't sign a lease, you are on a month to month tenancy. You must give at least 7 days notice before the end of the month. If you do that, you can move before the end of August without owing for future months. In short, give him written notice that you are moving, and move.
