homestead in colorado?

A tenant has moved out leaving her deadbeat boyfriend behind. He is claiming homestead rights. Is there such a thing? And would it apply to a rental property?

There are homestead rights, but no, one cannot have "homestead rights" in a rental property. This is a phony baloney defense. The deadbeat boyfriend probably has a right to insist on a standard eviction process but homestead rights wouldn't arise in this situation.

Oops, sorry, I didn't notice that this question originating in California and delivered to California LawGuru attorneys actually applies to Colorado law. I withdraw my answer; I have no knowledge of Colorado laws on this subject. They are probably similar to California's, but I don't know and cannot advise you with any specificity or confidence.

No, there is no such thing as a homestead right for renters in Colorado. There are homestead rights for homeowners, however.
