Mobile Home Sale

I am closing on the sale of my mobile home tomorrow morning at 9:00am. The buyers are paying off in full my balance owed the mortage company and the realtor company's charges. I am to carry a balance of approx. 5,000.00. My question is--what happens if they default on their monthly payments to me? I am moving out of state and the realtor doesn't act as if their company wants to be involved in the carry, what options are open for me?

If the buyers default then your agreement governs how you will proceed. You may have to sue them, or forclose, or whatever remedies the contract provides for.
