I am trying to find a contract form for this transaction. which one I shoud use? I see you have one contract but unsure if it is the same forthis transaction

I would strongly advise that you contact a real estate attorney to advise you about the contract and law generally. Don't try to save a few dollars because if there are problems the cost to resolve that problem(due to some poor contract or failure to understand contract terms) is a large multiple of what it would cost to have it done correctly from the start.
