tenents in common

i signed off on a morgage for 1 owner, 3 of us all on title, but only one is responsible for debt, however i want out, and this person is not ethical, partition will have to pay debt off first, and she gets to keep morgage money? what can I do to get out and full $ amount of house

You question is not very clear to me but I will try to answer it anyway. If one title owner is responsible for the debt and three people are title owners, then you should file a partition action requesting the court to order the property sold, the mortgage and any outstanding expense, taxes, insurance, realtor commissions or fees etc. paid from the gross proceeds of the sale and the equity divided three ways unless you, yourself paid extra monies which require reimbursement.
