Can They Sue Me?

Hello,

My husband and I have a piece of waterfront property in DE that was listed with a realtor for over a year. It was never sold so we took it off the market.

A neighbor had friends visiting (I'll call him 'D') and were asking if the property was still for sale. I said yes and I had them call my husband for details. They wanted to do a title search so the deed was faxed to them.

At the same time this was happening, the next door neighbor (I'll call him 'G')also expressed an interest in buying the property.

In both cases no papers were signed and no money was exchanged.

'G' had a Bill of Sale drawn up by his lawyer and wanted us to sign it. He also gave us a small deposit.

My husband called 'D' to let him know the property had been sold.

'D' is livid. He is suing us for 'Breach of Contract'.

Since nothing was signed and no money was exchanged, can he legally do this?

The sale of property requires written contracts to be enforceable.
