Legal Question in Family Law in Florida

Hello all,

My parents have two homes that are cleared and paid. However, recent problems have caused depression and them to accumulate debt of about 100k. My father moved to the other house with a girlfriend. My mother wants my wife and I to move in. Would it be better to have the primary house gifted/trust or go through a divorce first (she wanted to gift it but I have read horror stories about this)?
