Tenant Lease Obligation

My son is renting a house in West Palm Beach Florida. The home had extensive water damage during Hurricane Jean. He is basically homeless, sleeping on couches wherever he can. The landlord is insisting that he will make the place livable again and that he must give him time. However, my son is running out of time. Can you tell me how long the landlord has before my son can terminate his lease without being responsible for the remaining 7 months rent and where we might find a written law to refer to?

If the apartment is uninhabitable have it looked at by the Department of Health. His lease should indicate the procedure to use to terminate the lease.
