Tenant left and wony pay overdue taxes

If a tenant of 10 years leaves and still owes real estate taxes for 2003 and 2004 what can i do. The lease we had expired in 2002 but we continued to do buisness with the same rules of the orginal lease and he continued to pay his part of the taxes until I gave him his 2003 bill and then he decided to close up shop. Even though the lease was expired and I had no sub lease written up with his signature on it. Doesnt the fact that we had an established realtionship and the fact he paid his taxes in the past show to a court that he is responsible for them and that we had an agrement even though the old lease was never re-done after it expired in 2002. Its almost 7000.00 and I was wondering if this will hold in court?

No it will not. He was a holdover, month to month, and only owes for the months he used the premises.
