Legal Question in Real Estate Law in Florida

contracts

We were given a contract on a house and turned it over to our lawyer to review. He did revirew it and was in the proccess of trying to contact their lawyer when the owner issued another contract to another couple. That couple immediatly signed the contract. Do we have any right to sue and recoup the money we invested for the appraiser and inspector? Did we have a right to be the 1st to accept or refuse or can they issue as many contracts out as they like waiting for someone to sign? Thank you.

If you had a fully executed contract that predates the other contract the seller entered into, then you are free to file a lawsuit seeking specific performance of the contract (seeking to force the sale and transfer of title to the property) and for breach of contract. You need to consult a lawyer in the county where the property is located so he or she can review the contract documents and provide you with a meaningful analysis of your rights and legal options, if any.

You say that you submitted the proposal to your lawyer; what did he say? I say that you have the rights that are contained in the proposal...sounds like none at all as you didnt sign anything...
