Yes, parties may enter a lease term for as long as they think is reasonably necessary.

Yes, it is legal. Just make sure it is in writing. The Statute of Frauds states that any contract for over 1 year must be in writing. Having a residential lease for longer than a one (1) year period is unusual, but there is nothing illegal about it. You could have a lease for 5 years or 10 tens if you wanted to. However, I've never heard of one in a residential setting. I hope this information is helpful.
