Legal Question in Real Estate Law in Florida

My husband and I signed Deed in Leiu papers in early February this year and the mortgage company is telling me it has to wait for HUD to do inspection on home before they can record the transfer with the clerk of courts. This seems to be taking an extremely long amount of time. What is my liability on this home at this point?

You still occupy the home, so you can be held liable for any intentional harm or perhaps negligent damages. The deed in lieu should have been recorded by now.
