Several years ago my husband retired and we bought a Florida condo in our daughter's (my stepdaughter�s) name because she was a better candidate for a mortgage. My husband and I handled the down-payment, and the mortgage and maintenance payments.

After about a year my husband fell ill and we returned to (NY) where he later died. In his will he left his share of the condo to our (his) daughter who used it for vacation and sometimes rented it. Occasionally, I used it also and continued to make the monthly payments without any contribution from her but fell into arrears last year due to temporary unemployment. Some friends offered to lend me money if secured by the condo in order to catch up but my daughter refused to cooperate and informed me instead that she was going to sell ''her'' condo.

I love my daughter very much but do not think her actions are fair. What can I do?

It is hers, however, you do have an equitable lien for any moneys you laid out, less a fair fee for your use. Depending upon the numbers you may want the matter to just go away.
