Quit Claim Form

I would like to do a quit claim deed to add someone else on the deed with me. I am using a form that says in the first paragraph - the undersign, (name) Grantor, hereby remises, releases and forever quitclaims to (Grantee) ---

My question is do I put my name in the first part for Grantor and then put both my name and the person's name I am adding on the line for Grantee?

You are the grantor. The names of all the owners to be should be in the grantee position, including you if you are still to be an owner.

A mistake in how the new owners are described could become a legal nigtmare in the future. While it is simple to put someone's name on a property, it is impossible to get it off.

You would be very wise to have an attorney prepare a quit claim deed for you and make sure it is done correctly.

There is also the issue of tax consequences, both gift and inheritance, and stamps required on the deed at recording.
