Sublet?

How can ''Jack'' legally remove ''Pat'' (a friend who has turned evil) from his apt., who is neither on the lease - nor paying rent, but believes he is legally safe to stay and has claimed he will not leave until he is evicted? (Jack would like to move and terminate his lease which is up next month, but fears he is responsible for Pat and any damage he may do if he leaves him alone.)

If Pat is not on the lease and not paying any rent, then he is not a tenant but a squatter. Call police and advise them that Pat was a guest who is no longer welcome and he refuses to leave.

They should be able to escort him off of the property.
