tenant not paying rent threating suit about mold

I have a tenant that is using her security deposit in lieu of paying her rent. My Apartment recently is having a mold problem. She might try to sue me for this issue. What can I do if this happens besides having large legal fees and defending a false claim. She is breaking her lease which expires in June 2009. She has bounced 1 check, previously late, in general a real headache since she moved in. She reminds me she is a single parent with 2 kids, attending College & working and a minority. I have been very quick to attend to her complaints and have resolved any problems that she has complained about. I appreciate your time in addressing this matter,

Eviction is your remedy but will take you into May. If you think she will hold over, start now.
