transfer land ownership

I have a building lot in Florida that I want to transfer ownership to my son. I now reside in Georgia. How should this be done.

That David Slater is something else. You need to prepare, or preferably have an attorney prepare, a warranty deed or a quit-claim deed, have the owners of record execute it properly before two witnesses and a notary, and record it in the official records of the county where the property is located. However, there are several things which you need to take into consideration before doing all that - recording costs if the property has a mortgage, possible due-on-sale clause in the mortgage, capital gains upon later sale of the property, etc.
