Title must be transferred by deed. If the property was in the name of your mother only,

without a trust, it will be necessary to file in local probate where the property can be

Did Mom live in the property at the time of her death? If so, probate should be filed, notice given to all creditors AND then a determination of homestead can be made. The property will pass to her heirs. Your siblings can transfer their interest by quit claim. There may be tax consequences. Get some legal help.
