Legal Question in Landlord & Tenant Law in Georgia

Can I break my lease?

I moved into a two bedroom home in Valdosta, Georgia four months ago. There was a lot of damage including a busted door that doesn't lock properly. The landlord fixed most of the damage after we constantly bothered him by showing up at his office and calling his phone. He told us that he would fix the door in a week. And four months later, he still has not fixed it. Now we just want to move out. My question is: Is there a way that I can break my lease due to my landlord not fixing the door?

Re: Can I break my lease?

A relatively minor item that a tenant can fix, or have fixed, is generally not grounds to terminate a lease. The remedy is normally to repair and deduct the expense from the rent. Beyond that, your lease controls and we don't have a copy.
