New Landlord VS Lease

I signed a one-year contract for a room in Midtown, with a flat rate of $360.00. About two months ago, the landlord sold the house. A month ago, all the tenants in the house received a letter from the new landlord about a $25.00 increase in rent per month, starting December 1st. In our contract with the old landlord, it doesn't specify what will happen if there's transfer ownership.

In the contract under ''Renewal Term'', it states ''Management reserves the right to increase the rental rate of modify other terms of this agreement as the end of the initial term or end of any month-to-month term, as long as management gives written notice of the increase of modification 30 days before the effective date of modification, subject to the resient's right to terminate this agreement ...''

When I talked to the new landlord, he stated that since he's the new landlord, he had the right to raise the rent. I honestly did not think he could change the contract in the middle of the lease. Would I be able to terminate the contract without any penalty if he's at fault? Does the lease contract automatically transfers to the new owner when he bought the house?

Based upon what you've written the new landlord is incorrect. Absent sepcific language to the contrary in your lease, the terms cannot be changed unless all parties agree.
