Lease Termination Letter

Is there a specific letter or form that I need to execute with a tenant who is breaking his lease? I have agreed to him moving out in exchange for his security deposit but I want his signature on something that terminates the lease and any rights he would have had under the lease. Is this necessary? Thnx.

There is no form. You will need to draft a unique form release per the situation. To be safe, you should have a local landlord-tenant attorney draft it for you.
