Legal Question in Landlord & Tenant Law in Georgia

Rent

Can my land lord refuse payment? My husband and I have recently lost our jobs and we went to a place for assistance with our rent,I was told to have my landlord fill out papers so they could send her money. After agreeing to fill them out she came to my residence and told me that they wanted me out and that she would not fill out the paperwork. She said they could rent the apartment for more money and wanted me out. Then left a letter on my door the next day telling me that I had 2 to 4 days to leave.I have a sick husband and 3 children under 10.Can she do that?

Re: Rent

You don't say how the landlord refused an actual rent payment when the money was timely submitted. Though most landlords would probably be happy to fill out some paperwork to get the rent paid, they generally have no obligation to do so. We do not know your rental history, and perhaps they think that you will be unable to pay in the future and want to cut their losses now. The bottom line is that they are entitled to the rent check every month. They cannot evict you in 2-4 days usually it is a 60 day process to actually get a dispossessory, but you do not want to take it to the point of actual eviction. Perhaps the agency you are working with can assist with other housing.
