Legal Question in Landlord & Tenant Law in Georgia

My son is 18 and signed a lease with two other tenants in Atlanta Georgia, he moved there and in the last 4 month since his move, a vehicle has been stolen, prostitution and drug arrests are at his front door. He want to break the lease, and locate to a safer neighborhood, what should he do? He signed the lease without actually visiting the property until he moved in.

He should read the lease to see what it says about early termination. Otherwise, he can comply with his contract.

Generally, landlords are not responsible for the criminal acts of third parties, unless the landlord was somehow involved. If the landlord is in breach of a term of the lease, it may permit your son to terminate the lease early. Otherwise, he will have to either negotiate a termination with the landlord or risk a breach of contract claim.
