Will a lawyer help in this situation?

In our villa complex the units are lined up in rows. The end units are 870 and the middle units are 850. I did not know this moving in but our air conditioner unit is from 1985 and gives us bills of over 270$. Some of the units have handlers as new as 2005 but most were put there in 1998. So here i am paying 870 a month with an ac unit from 1985. yet there is a guy down at the end of the row paying the exact same rent with an ac unit from 2005.. The office refuses to address this situation. Is there anything legal I can do regarding this situation?

You have no legal right to the same AC as the guy next door, any more than you have the right to the same rent he is paying or the same appliances. Assuming your lease does not provide that you are. You do have the right to equipment that works, but that does not seem to be a problem. A landlord certainly does not have to update every piece of equipment when one is replaced, and you can't really compare how different people use heat and A/C.
