Legal Question in Real Estate Law in Georgia

I own a home in Dekalb County, Georgia, I need to what course of action I should take against my next door neighbor. The owner moved out of her home and started renting the house about a year and a half ago. There has been three renters in the home during this period. The current renter has a dog and have recently started tying her dog to my crepe myrtle tree (on my property) right outside my bedroom window. It barks and uses my yard as his personal toliet. I have advised the owner on three different occasions about her tenants and my property. She promises to ask/advise them to discontinue that practice and stay off my property.

However, non of my requests have been honored. What actions can I take or what can I do legally to stop the renter from coming on my property? Also, is this the owners responsibility to stop the renter or is it my problem with the renter?
