landlord rights

My husband and I own a home in Georgia and are completely confused about our rights with our property. We lease purchased our home to gentleman about 2 years ago and agreed to let him lease purchase the home to another couple. For the last year our rent has been getting to us on the 15th of the month. It is due on the 1st and has a 4 day grace period. He refuses to pay the late charge agreed upon in the contract. He also refuses to let us in our house or tell us anything about the people living in our house. This month he paid $900 of the $1320 due and he will not take our phone calls or return the calls. What can we do?

file a dispossessory action against him and the couple in possession of the property, to evict both and recover all past due rent, late charges, etc. from the primary tenant (you have no right to money damages from the couple in possession).
