legal representation at closing

My uncle lives in another state.has a property here that needs to be sold.He asked me to find out if I can act in his behalf to show,accept offers,sign papers at a closing--ability to do and access everything that has to be done up to and including sign off at a closing.

Yes. You can get a specific power of attorney for real estate that complies with Georgia law. You may end up getting more than one as you go through the process. The real estate company is not that particular but when you close the lender may have special rules and might even require their attorney to prepare their approved version. These are fairly inexpensive so have an attorney do it. Although they are simple, a POA is a very important legal document that could cause you problems if not done properly.
