Legal Question in Wills and Trusts in Georgia

i live in GA my mom never put our house in her name after my dad passed,now she is in a nursing home and is not able what rights do her kids have the property we can not find a will.

In not acting in the past, she likely complicated things. To be able to know what would need doing I'd have to know a lot more - including seeing the deed, identifying all the heirs, and knowing what debts exist. This means sitting down with a lawyer.
