Legal Question in Landlord & Tenant Law in Illinois

I have had no lease since April of 2013 so it's an assumed month to month lease. The current owner of the townhouse I'm living in either wants me to take over the mortgage or they want to sell it. I found another place to live and need to know if I can give 30 days notice tomorrow so I can move out by June 15 OR do I have to give them 30 days notice starting the beginning of June so I wouldn't be able to move out until July first. I don't want to lose my deposit. I of course would pay the rent from June 1st until June 15th

If your rent is due the first each month , then you need to give 30 days'

notice before June 1.

You can give notice now, but as a month-to-month it won't be effective until the end of June. If the landlord wants to re-rent it sooner, you might be able to cut a deal but if you wait til June 1st, that probably won't happen.....
