Legal Question in Landlord & Tenant Law in Illinois

im am renting a house in illinois, i have a 1 year lease..there have been repairs that are needed for months, some serious..after mutiple verbal and one written request to have these done (my lease says i cannot do repairs) nothing has been done..i called the village inspector and if i file a complaint they will go after her, they said things are bad enough that they can put a sticker on the door and i would have 48 hr to get out..if i choose that route would my landlady have to immediatly refund my security deposit? without it i cant move

Immediate? No. You have to look at your lease first and see if there is a provision as to when the security deposit is supposed to be returned. If not depending on other factors Illinois law probably does not protect you and local law may also not help. Furthermore, if your landlord decides you were a pain, the landlord COULD attempt to charge you with some of the repairs if your lease suggests you rented the place "AS IS" or something like that. Bottom line: no, there is no Illinois "law" that requires an "immediate" refund.
