If you rent out a commercial unit as is then you fixed the unit up by adding new shampoo bowls and cabinets, and hard wood floors just everything to upgrade the unit. Then when you leave you take evrything with you but leaving the place in good condition is that aganist the law to take your things thatyou have purchased. your lease states that you can make upgrades with the permisson of he landlord

I understand that fixtures, meaning things that are screwed or fastened into place and not easily moved, like what you described, cannot be removed unless your lease provides for the contrary.

Without seeing the entire lease, it is difficult to say. However, if you were leaving the unit in the exact same condition as when you came in, or objectively better, you should be okay, subject to whatever the lease may say.
