First the landlord has to give you written notice that you are in default. If you are renting a house with a fenced yard and you are the only tenant the landlord may be unreasonable. If you are in an apartment building with a yard you share with anyone else (like the landlord?), you must keep it free and clear of your own property and the landlord may be completely reasonable.
