I'd really need to know more about how the title is currently held (e.g., Is it in a land trust?). But in general, these things work by operation of law and no further action is needed on your part.

You need to open a probate estate. It will cost you about $5000.00 in fees and costs depending on whether or not there was a will and whether a bond is required.

The other alternative is to sell the house. Most title companies will allow a sale outside of probate.

Buy a new house with the proceeds.

You'll have to get a Judge's Deed. That comes from a Judge, which means some level of probate.
