Legal Question in Real Estate Law in Illinois

I live in a single family home, in the state of IL, that have an association to support the common property surrounding the subdivision. Our bylaws are not current so I need to know where I should look for the IL state law statue that governs HOA.

They are trying to increase our assoication fees more than double and I heard that's against the law. The increase should only be a certain percentage annually.

First it depends on the kind of HOA. For condominiums, increases of more than 15% require special procedures. For townhomes and cooperatives, they are limited by the community documents but not by statute as such. Bottom line it's really simple: if there are increased costs that must be addressed, I am not aware of a statute that will cap what may be needed to pay for them.
