Legal Question in Real Estate Law in Illinois

One year ago I purchased a home only to find out there were major defects with areas

of the foundation.

I contacted the owners I bought the home from, but thier response was that they had no knowledge of these defects.

As of now I have taken pictures and I have quotes from contractors for repair work on the foundation.

What I don't have is a legal representation. I've called many laywers up explaining

the issues but all I seem to get in response is that "the lawyer is busy right now could you please leave your name and number and the lawyer will get back with you". I

never get called backfrom the lawyer and when I call back I get the same song and dance.

Is this area of law so complicated that lawyers tend to shy away from these types of cases?

My main question is there anyone who knows lawyers that could handle these types of cases. If they do please give me information on how I can fine these people.

The problem in all these cases is proving whether the Seller "knew". The way the mandatory disclosure form is drafted is a problem, too, from an evidentiary standpoint. In any event, if you have proof that the Seller "knew", such as prior repairs, then the legal issue becomes somewhat simpler. I practice in Du Page and Kane county, Illinois. If you reside in another county, you should contact your local bar association and ask for a referral to a local attorney who does this kind of work. Just calling around can be frustrating.
