My dad recently passed away. I am an only child and he was not married. He did have a will leaving his house and belongings to me. Do I need to go thru probate to sell his house.

A title company can provide title insurance if you purchase a "bond in lieu of probate." The premium for this bond is based on the length of time between the date of death and the date of sale. Depending on the value of the house, probate may be cheaper if you want to sell right away.
