Titling a Property

My husband has three children from a previous marriage. What is the best way to title the house so that if something happens to him that the kids will not get the house and that it will just pass directly to me without having to go through probate? We are both on the mortgage and are both listed on the current title but we are getting to refinance and I want to make sure that I am the one that gets the house.

There is nothing more you need to do. Just verify that the houlse is owned in Joint Tenancy or Tenancy by the Entirety with you and your husband. It is probably already in joint tenancy and if that is the case you should be ok.
