Legal Question in Family Law in India

Father is no more. Mother is living along with 2 children (1 son & 1 daughter). Father had a self earned house wherein all the family members live. The property is still in Father's name & there is no will done. Now, Mother & both their children wants to transfer the house to Daughter's name. What is the cheapest & the safest way of transferring the property & khata. Is it cheaper to do gift deed or property deed or any other deed?? Is it mandatory to transfer the property to Mother & then to Daughter. All we want is the simple & cheapest way of transferring. Please advice.

The mother and the other daughter have to make a release deed reg their share to the daughter who is going to get the property.

you can ask the other person to execute release deed but it may be required to first change teh property in joint names. or you can get khata transfered in mothers name and there after she can execute gift deed to teh name of the daughter with other persons signing as consenting witnesses
