Legal Question in Construction Law in India

We have a family home in Delhi since 1947.We have the possession of the first floor of this house.The house is in the name of my grandmother,who is in possession of the ground floor of this house.The axcess to the first floor is through a flight of stairs which is common between our plot & our neighbour's plot,i.e.,it runs exactly through the centre of the two plots.The neighbouring house has been bought by a builder & he has started demolishing the house.We are afraid that he has malafide intentions & he proposes to demolish this flight of stairs as half of it falls in his plot.Besides,our house is approx. 50 yrs old & it is very risky the way this builder has started demolishing his house during monsoons,with common walls we fear that it may acutely damage our house.The property papers of our house are with my grandmother & we do not even have the copies of the same.This builder has coaxed her to his side and she is not cooperating with us.We have the utility bills,election I.D.,driver's licence etc. in our name though!Can we get a stay on his construction & be relieved?
