Dear Sir / Madam,

Many co-operative housing societies do not permit commercial usage of flats, except for shops owners in the ground floor of the building. If the Society permits commercial usage, the maintainence charges based on the carpet area of each flat, will be the same for residential and commercial usage, unless specifically proposed, passed and adopted otherwise, by all the members in the general body meeting of the Society to charge higher maintainence for commercial usage and shop owners.

You can adopt a method suitable to you all by passing a resolution in the meeting. There is no fixed rules for these things in the Act except that no one shall be prejudiced or put into hardship due to such acts.
