Occupation certificate

Dear Sir,

I am planning to buy a house in thane on 5th floor in a 6 floor building (15years old).

The building has all documents except Occupancy certificate, even the society is registered.

The reason is they have build 6th floor which was not in the original plan.

It is advisable to buy the flat and any chances that the building will get a OC in near term.

The future events may not be predicted. It may not be safe to buy "illegal" construction.

upto 5th floor you are safe. but try to ignore if you get any other option.

First of all you try to check with the local bodies whether is there any kinda regularisation of buildings without plans.You may buy your flat very well because it is very much in the 5th floor,but can't say if in future the authorities demolish the 6th floor for not having occupancy certificate then your flat may also be effected in some or the other way as it was already 15 years old.
