how i deal of my plot to mobile tower errecting agency for 15years lease

my tenant is mobile tower errcting agency which are working for spice telecom .he offered me 24000/pm rent and two yrs rent as advance and lease duration is 15yrs but he bring me 17000/ thousand as a comission in cash while agreeement then he will give the check my queriee is after giving the commission in cash if check is bounced then what 2)he demanded the commission in cash not cheque he will give twoyrs rent through cheque ofcenturion bank how i belive his cheque what step i can do while agreement please suggest how i develop my agreement format and payment terms
