Legal Question in Landlord & Tenant Law in India

My father bought 880 sq ft house in mumbai in year 1969 in the name of my uncle ,which comes under pagdi system.

My father expired 34 years back, as per law the legal heir (my mother) will be the owner of the house.till 2010 we have paid the rent by cheque,we have the receipt for the rent paid.

I just wanted to know,

1.The procudure to transfer the padgi house into onwership

2.The amount to be paid to landlord to tansfer the name of the property on my mothers name

3. how important is the rent receipt to prove the ownership of the house.

3. we do have the proper document where in the property was bought by my father, yes we have maintain all the rent receipt, tell phone bills, electricity bills , ration card, duly paid till date.

Pagdi represents a payment made by a tenant to the landlord for getting a property under statutory tenancy whereby the tenant becomes protected by the rent statute and he can occupy the property for as long as he wishes and even pass on to his heirs. In other words, he practically becomes a substantial owner. .
