Property Matter

My Grandpa+Grandma were tenant of a small room at prime area in Mumbai. They pd.rent 2 Landlord (LL), his wife & only son. Later LL & his fmly got extinct without legal heirs. Evidence: prop.tax o/s till dt.

Grandpa & grandma died (1986). Left behind 5 sons (uncles) & 1 daughter (my mom) all continued to live in the same room.

My mom wedded & due2 my papa's house prob.both stayed for few mths.in same room but shifted out later. Other 4 uncles got wedded & due to little space in the room they also shifted out, but for my youngest uncle (Mr.S) & his wife (Ms.S) who continued to stay in the room till dt.(along with my grandma till she died). As a jt.fmly we all visited them often during festivals.

Rent rects.R in Grandpa & my elder uncle's names. Elec.bill, NOW CUD be in Mr.S/Ms.S name as they R yet staying there, but earlier it was in LL's name as the rent was paid to him.

LL's name doesn't appear in Prop.card. 7/12 xtract of the prop.is not there. Thus it may be Collector's.

W.r.t. the said room Mr.S/Ms.S are now negotiating with builder-cum-developer without involving us i.e. my uncles & my mom. Do we still have tenancy right in the room? Can we legally claim it? How & what to do. Pl.tell in step-by-step manner.

No.No.Its your uncle and his wife who have right as tenant over tenanted premises.You mother and other uncles etc. were not dependent for their residence.In case of need contact with all details.Professional charges are applicable.
